Why three sets is the usual minimum
One set is on the bed, one is clean in the cupboard ready for the next guest, and one is away being washed. With only two, a late return or a stained sheet leaves a bed unmade. The calculator starts at three per bed and adds more when changeovers are frequent and linen is away for longer.
How the numbers are worked out
Sets per bed are three, or more if your changeovers per week multiplied by the days linen is away mean extra sets are tied up at the laundry. Pillowcases get extras because they stain and go missing more than anything else, and each bathroom gets one bath mat per set.
The weekly cost multiplies your changeovers by our changeover set price for each bed size, excluding VAT. A set covers the sheet, duvet cover, pillowcases and towels for that bed, washed from your own linen.
Using the result
Buy all your sets from one range so every bed matches your photos, and keep the spare sets labelled by size. If your bookings rise in summer, run the calculator again with your peak changeovers. Many hosts find that when they count their cleaner’s time and energy, sending linen out costs about the same as washing in the flat, with better results.
